Building Process
The Meridian Experience – ‘Defining & exceeding Expectations’
Thank you for considering Meridian Master Builders to build your new home. The purpose of our existence as a Custom Builder is to manage and lead the PROCESS that will bring to life your new Home. I promise to deliver not only an outstanding product, but a great building experience.
Professional Services
We will initially sign a Professional Services Agreement and you will be given our Homeowner Manual that will guide you through the steps of designing your Home (or reviewing your existing plans with a critical ‘builders’ eye); reviewing your property; and creating detailed Specifications (the ‘written details’ that compliment your plans). The goal of this Pre-Construction process is to clearly define the full scope of your project. Only then can we accurately create a budget to build your dream home. REMEMBER:
Construction Drawings (QUANTITY) X Custom Home Specifications (QUALITY)
= Line Item Construction Budget (COST)

The Contract
Together we will create a detailed Itemized Budget of ALL costs associated with the construction of your home. You will be given this detailed breakdown along with supporting written quotes for each item required to build the Home according to your Specifications; I am your personal advocate, you are the decision maker, you have the control. Based on the detailed Itemized Budget, we will negotiate a fixed Management Fee to oversee the project.

The Construction Process
Meridian is your Advocate; will operate in an ‘open book’ environment. You receive expert project management and we will utilize advanced technology to facilitate clear communication. This process will give you piece of mind over exactly where your money is being spent and will also allow you to request additional quotes for comparison – you ultimately decide (with my guidance) whether the ‘lowest bid’ is the sub-contractor we want or if there is another option that you are most comfortable.
Good Communications is Key
Through experience, we have proven that a team approach serves best in providing you a quality home. Interestingly enough, actual construction is the most predictable part of the whole process because in many ways it is repetitive. The challenges arise in the area of communication, since a custom home requires so many custom features. Exchange of accurate information is critical. Coordinating the customer selection items, ordering material on time and maintaining a smooth flowing construction schedule requires a great deal of management and leadership skill. This type of information exchange is best managed by a series of formal meetings on the jobsite (outlined in your Homeowner Manual), written correspondence (handled online with a unique Selections Process), and through Weekly Progress Reports. In addition, I will be in personal contact with you for regularly scheduled walk-throughs and whenever you have a question or concern.
